From Concept to Approved Design
Every successful project starts with clarity. After developing a detailed quote based on the client’s goals and site requirements, we moved into the design phase—creating scaled drawings that defined the structure, layout, and visual impact of the sign.
These drawings were reviewed and approved by the client, ensuring alignment on both aesthetics and functionality before moving forward.
Engineered for Strength and Longevity
Once approved, the design was handed off to a structural engineer to ensure the sign would meet all required wind load and structural standards. This process defines everything from foundation depth to steel specifications—ensuring the finished product is safe, stable, and built for long-term performance.
Foundation Work: No Room for Error
A sign is only as strong as what it stands on. Before any concrete was poured, we completed hydrovac excavation, forming, and rebar placement according to engineered specifications.
But what truly sets this project apart is the level of verification before the pour.
We took precise measurements and documented the entire excavation with photos and video, capturing anchor placements, rebar positioning, and overall alignment. This information was sent to the structural engineer for review and approval.
Why? Because once concrete is poured, there is no going back.
Taking the extra time to verify every detail ensured that all structural components were properly installed, secure, and exactly where they needed to be—eliminating risk and guaranteeing a solid foundation.
Once approved, we completed the concrete pour and finishing, creating a base capable of supporting the full structural load of the sign.
Material Coordination and Planning
With engineering and foundation work underway, we developed a full bill of materials—coordinating structural steel, aluminum, LED components, and all signage materials required for the build.
At the same time, internal shop drawings were finalized to ensure every component—from cabinets to graphics—was built accurately and to scale.
Fabrication and Cabinet Construction
Fabrication began with the construction of the aluminum sign cabinets, built to integrate seamlessly with the structural poles and mounting systems. Every detail was carefully measured and assembled to ensure proper fitment.
The cabinets were then prepped and professionally painted, delivering both durability and a clean, high-end finish.
Graphics Production, Face Assembly & Interchangeable Design
Sign faces were produced by scaling, printing, cutting, and masking graphics before applying them to precision-cut polycarbonate panels. These panels were then prepared for installation into the cabinets, ensuring a consistent and polished final appearance.
A key feature of this project was designing the signage system to be fully serviceable and interchangeable. The structure includes three primary sign sections—featuring major tenants such as Shell and Starbucks, along with a multi-tenant panel below. Each of these panels was built so that individual faces can be removed and replaced without the need to rebuild or modify the entire sign.
This forward-thinking approach allows for easy updates as businesses evolve—whether that’s a logo refresh, a tenant change, or new occupancy. Instead of a fixed, one-time installation, the system is designed to adapt over time.
At the base of the structure, reverse-lit channel letters spelling “Quinsam Crossing” were installed as a permanent feature, acting as the main header and identity for the development. These letters provide a clean, consistent brand presence while the tenant panels above remain flexible and changeable.
Illumination: Clean, Consistent, and Dialed In
Because these signs are fully illuminated and double-sided, lighting consistency was critical. LED modules were strategically installed to provide even distribution across the entire face.
Each cabinet was pre-lit and tested to identify any shadows or hot spots. Where needed, adjustments were made—whether repositioning LEDs, modifying internal bracing, or refining interior finishes—to ensure a smooth, uniform glow.
This level of detail is especially important in fully backlit signage, where inconsistencies are far more visible.
Electronic Message Center (EMC) Integration
A key feature of the Quinsam Crossing project was the double-sided electronic message center.
To support this, we fabricated custom aluminum brackets and built a specialized A-frame structure to safely assemble the units. Each side required a precision-built frame to support eight 3’ x 3’ LED panels, all mounted and secured from the rear.
We also integrated custom lifting points and mounting hardware to ensure safe handling and accurate installation.
Once assembled, the entire system was wired and tested in-house. Working alongside LED technicians, we verified that all panels, controllers, and communication systems were fully operational prior to installation.
Pre-Fit and Final Quality Control
Before leaving the shop, all components were pre-fit and assembled to confirm alignment, level, and structural accuracy. This final step ensured that installation would be efficient and that everything would come together exactly as designed on-site.
Logistics, Transport, and Installation
With fabrication complete, the final phase was coordinating the safe transport and installation of the sign—one of the most critical steps in the entire process.
Due to the size and complexity of the structure, this required detailed planning and coordination with crane operators and transport providers. Each component was carefully prepared, secured, and loaded onto transport trucks to prevent any movement or damage during transit.
On-site, we coordinated crane access, lift planning, and installation sequencing to ensure a smooth and controlled setup. Structural components were lifted and set first, followed by the sign cabinets and electronic message center assemblies. Every lift was executed with precision, using engineered lift points and custom brackets to ensure proper balance and alignment.
Our team worked closely with crane operators and lift equipment to position each element accurately, ensuring the sign was installed level, secure, and exactly as designed. Final connections, alignment checks, and system verification were completed on-site to bring the entire project online.
